Working with Vistry Partnerships and Home Group, SPA Architects were asked to design an Extra Care housing development providing 82 no. Apartments with associated communal areas, on the site of the former Ravensdene Lodge Hotel.
The site demonstrated numerous constraints such as overlooking of adjacent properties and most importantly, proximity to an ancient woodland to the south east of the site. These constraints reduced the developable area of the site resulting in a development rising from2 storeys on the site frontage, to 4 storeys in the centre of the site. The building houses an array of communal facilities including a restaurant dining area, a coffee bar, a hair salon, assisted bathing, mobility scooter storage (& charging) room and a number of roof top lounge and terrace areas sited around the development. The development also included 15no. open plan specialist dementia apartments. The project had an extended design period trying to address the requirements of all parties, including the Local council, whilst ensuring a financially viable building could be constructed.
